We’ll also talk openly about budget expectations so we can plan realistically from day one.

If you don’t already have land, we’ll help you explore neighborhoods and available lots that align with your vision. Whether you’re looking for space, views, or a specific school district, we’ll help you weigh the options and secure a location that supports your lifestyle and future home design.

Once we have a sense of your lifestyle and preferences, we work with our draftsman and architect to create a design that fits how you live, not just a layout that looks good on paper. Every plan is built around your needs, from kitchen flow to natural light, storage, and even garage access. You’ll have the chance to review drafts, give feedback, and make sure everything feels right before we move into bids and selections.

We don’t give vague allowances or hide the numbers. We operate on a cost-plus pricing model, which means: You see actual bids from our trusted subcontractors, every selection (fixtures, cabinetry, windows, etc.) is priced specifically to your design, and our fee is a fixed percentage, and it’s clear from the start. You’ll know exactly what’s going into your home and how it affects your final cost.

Once the numbers are locked in, we break ground. Chris is on-site managing subcontractors, checking quality daily, and solving issues before they turn into problems. April helps with finish selections, layout tweaks, and making sure your home looks and feels like you imagined. You’ll get regular updates, walkthroughs, and access to us throughout the entire build, not through a chain of office managers or delayed emails.

Before we hand over the keys, we walk the entire house with you. If something doesn’t feel right, we fix it. If something needs explaining, we show you how it works. Once everything is right, we hand you the keys to your new custom home built just for you, in the Sioux Falls area you call home.
